Should pets be allowed in the lease? What are the pros and cons for a landlord?

I'm a landlord myself and I do not allow tenants to have pets. But I feel I am closing myself off from a huge percentage of a market. So im trying to see the pros and cons of actually allowing pets.

If I was a person looking for an apartment and had bad allergies to pet dander, I would prefer you "no pet" rule a blessing. That way I know the carpets would be clean of dander and piss. That's kind of a rough word.

I would only allow pets if all of the floors were impermeable, such as tile. I know a guy who OWNED his own house, yet let his dog urinate everywhere and rarely cleaned up after him. The result was hardwood floors with deep stains that could not be cleaned up. Imagine how this guy would treat YOUR carpets and floors.
I'd need about a $10,000 deposit against pet damage before I'd even consider it, and even so, I'd still probably not allow pets.

If I was a landlord I would definitely not allow any pets in my house for the Renters, I do not think allowing pets would help me to get more renters.

I have to agree. As a pet owner Its not easy to find places where me and my pet can crash. But I don't mind the restrictions. I also understand that there are people in this world that could die with just a whiff of my pets fur.
