If you're new to real estate investing, "house flipping" is one of the best ways to get started. It's extremely low risk, and you can do it with very little or no money down.

Some investors call it "wholesaling real estate." Others refer to it as "flipping properties." Regardless of the term you use, the bottom line is the same: You can quickly make big bucks from property you don't own!

The great thing about flipping houses is that you never take ownership of that property. Once you have the property under contract, you assign the contract to another buyer, who pays you an "assignment fee" and closes on the property in your place.

As you can see, flipping houses is a fast, easy way to win the real estate investing game.

In the last few years, the idea of buying a house for a low price and then selling it at a high price has created quite the trend in the real estate market. However, as home prices start to stabilize the risk of house flipping becomes greater than the potential profit.

House flipping is, essentially, buying a house or property with the intent to sell it for a profit. But the logistics can get pretty complicated. There are a lot of decisions to make from the beginning. Where should you buy? If you purchase a house in an up-and-coming neighborhood, you're banking on the neighborhood increasing in value. If you decide to buy in a new development, you'll want to attract higher-end home buyers who want the luxury features and space offered in the suburbs. If all goes well, you could make a nice profit
