I am in the states, but...from our experiences -
Find a realtor that you like and trust, who will work for you only, not a seller.
Get recommendations from the realtor for good, knowledgeable, honest mortgage broker who really knows the options and will be your ally.
Make sure both of the above are working for YOU.
Make sure you can afford all the necessary payments over time - principal, interest, taxes and insurance (PITI) and resist the temptations to over-extend youselves by purchasing more house than you need.
