I live in the USVI and am looking to buy a condo or home, my first one. Is now a good time to buy, or should I wait a while longer and hope prices come down? Homes here are really expensive, and though I'd love to buy one, I might be confined to the condo market if I buy now. Any thoughts?

Have you considered going through Fannie/Freddie/HUD and the major banks to look through their foreclosure auctions? If you can buy a home for half price with very little work needed, then you should be okay. It's a buyers market.

I have heard about HUD bank and this provide very good services that are worth effective in terms of knowing different ways of buying home.

In the USVI, you have to get a mortgage loan from a local broker, stateside banks are not allowed to give loans for homes here, from what I understand. I will look into seeing if the larger banks here First Bank, Scotia Bank and Banco Popular, have any foreclosure auctions. Thank you for the advice!

Now, it will be easier to buy house or a condo due to the fact that, foreclosures are now happening and one can better invest in residential property and can own their house.

You live in such a beautiful place and you cannot go wrong by buying now and a condo. I am sure you can always rent it down the road as a vacation home and buy a bigger home when finances permit.
As far as prices going down, I hope not, but in case they do, you should still buy now if you can afford it and you think that it would make sense as an investment property (possible rental income spread to mortgage payment is good.) If prices go down, rent the condo out and buy a house for yourself.

I like the condo idea provided you are able to consider renting it down the road. It is a buyers market in most regions. Good luck.

Yes, condo can be better and can be rented but, if there are some possibilities of buying affordable condo then it will be much better option to choose.

When I was looking for the first home, I dont have that much capital with me to spend but after that, I got the best price valued investment which is better and then I came to know about loan and different loan modification criteria that I can better look for further also.

Better to plan first. But remember this thoughts, as time goes by the price of houses will not going down, in contrast it will go up. Remember too, to consider what you need and not what you want. In today's world we must be practical.

It is better to look for the right time so that, it will be much better to plan it accordingly. It is true that the price will go up and at that time it will be quite difficult to make a purchase.
But, it is still necessary and worth effective in finding better place to live.

Thanks for all the posts, and the information! I haven't bought the condo yet but the owners are taking a portion of the rent toward the purchase, so I'm getting somewhere at least.
