I wouldn't save for furniture if you're buying new. Most stores offer 0% financing, I would take advantage of that. |

I would move at least 3/4 of that CD into a taxable account, SP500 Index at Vanguard, it grows tax-deferred.

If you're paying a PMI on your mortgage you might consider paying down enough of your principle until that PMI is removed.
Just a thought.
