Foreclosure marketing strategies |

Here’s a toss to the experienced pre-foreclosure investors in the group. What has been YOUR experience? How can a pre-foreclosure investor market that he/she solves problems for homeowners in financial duress…specifically, how does he contact them or how does he get them to contact HIM? What are some good strategies and why are they good? What works for everyone else?

I do not know why the owners who pre-foreclosure do the same every time, but I do not know why the sellers are in this situation until the end do the same almost every time they come. In almost all cases when you see this situation develops, the owner is usually doomed to make a mortgage payment and property is divided into foreclosure ..

I send out a letter to homeowners in preforeclosure (meaning that they already have a foreclosure date set) and highlight in my letter what I can do for them (i.e. avoid foreclosure, remain in the house longer while I negotiate a buyout/short sale with the bank, help with moving expenses, etc.)
I don't patronize them or use scare tactics like some investors do in their preforeclosure letters (I have read several - they are horrible.)
These homeowners are going through a real tough time and they don't certainly need to hear someone else intimidating them (I am sure they have enough debt collectors doing that.)
In my letter I have a phone number and my website, which they can log on to and get more helpful information (I offer a free report about "7 ways to avoid Foreclosure" through my site - that way I collect from them some basic information in a simple online form.)
My response rate through the mailing is about 5% and most of those turn out in short sales.
I am told I come through as caring and genuine, that is why they choose my letter over dozens that they receive.

Marketing policies, their motivation is more important. Could talk for hours about this. What we're going to follow is a very dependent. Repetition is the key. If you need to hit them in the window of opportunity 8 times. Most investors only once and never post again in the post. 4-7 Hits needed to get a response, studies show. Because you know that many of them, such as in front of the who or any response as far as possible, has to stay.

Yes, it happens and that is why I always show some urge in knowing every bit about foreclosure to avoid certain risks.

Many people ask about buy pre-foreclosures. If you are going to buy pre-foreclosures after the seller is behind on her payments but before the lender’s auction date then you have got a good possibility of buying the house subject to the loan from a very motivated seller who just wants out.

For me foreclosures are still better options compared to other properties for sale in the market. Keep in mind that aside from way below market prices you are also gaining equity the moment you have purchase these foreclosure houses.
