Whew, it's getting heated in here.  You both make great points. I remember people like oldguy when I was doing the real estate thing a while back. Creative money handling. That's a great thing to understand and has helped so many. Thank you both again for everything. You've helped a lot.

I didn't see any heat. I saw two people who differ on one minor detail of investing. I am more risk-averse than oldguy. He is more inclined to maximized returns. This, and similar situations, is why they paint cars different colors.
I think a lot of the difference in my approach and oldguy's approach is that I rely on my income more and he relies on his investments more as compared to one-another. I want to keep what I've worked for; he wants a "pay raise" by making more from his portfolio. Of course, that is just a suspicion on my part. Oldguy can speak for himself.

I agree with the most of commenters, you both look rather trustworthy for a potential lender. If somehow you can't define with a cash service, I would highly recommend to call directly to the lending company, here is target cash now phone number for example.
