Trying to determine land value

I want to separate this into a new thread, as I still have unanswered question in the other one.
My goal is to determine land value I have my sights on.
Here's info:
Lot size is 55 756
OK, so here's what I found:
Valued Year 2012 Tax Year2013
Appraised Land Value $114,000
Appraised Imps Value $59,000
Appraised Total $173,000
Taxable Land Value $114,000
Taxable Imps Value $59,000
Taxable Total $173,000

Does this mean that LAND ONLY value is $2 per sq foot? We are thinking of buying 30-35 000 sq f from them. Also, land is in sub par condition, which is - wild. No maintenance at all, overgrown with shrubs, filled with fallen trees and such. Jungle.

You may be looking at the assessed value (rather than the apraised value). Most states use a 'representative' assessment as a tool for setting the property taxes. Some states use roughly half of the actual market (appraised) value, some use 75%, some use 90%, and so on. A more accurate method for you would be to find nearby properties for sale and compare them to the land in question.

mof, I may put this thread to the rest. I had some very decent discussion at another forum. We may reconsider even considering that land for reasons multiple.
