2nd Trust investing |

I am going into retirement and am looking at ways to increase my ROI. Is 2nd Trust investing a good or bad idea? I have an opportunity to invest in several 2nd trust notes at 12% through a licensed CA Real-estate broker. The properties have more than enough equity in them to cover the 1st and the 2nd plus some more. However, the borrowers have low FICA’s and I am a newbie to this type of investment. My funds are currently invested in the total stock market fund. Per Bob’s Advice.
I can see 2 downsides:
1. The property can lose value therefore not covering my investment in the case of a foreclosure.
2. The time it may take to recover funds via a foreclosure.
Anybody see any others?

Sounds kind of risky to invest like that during retirement. I would focus on capital preservation and stable income producing investments that are less risky. For the "aggressive" part of my portfolio I would stick with stock index funds.
